Investing in
Duplex and Multi-Family Properties
Investing in duplex,
multi-family and income properties have many advantages. One
great advantage of such properties is that the values are
predicated upon the rental income produced rather than by comparable
sales. That advantage is very clear in declining markets
where values of single family homes and condominiums are adversely
affected nearby foreclosures.
There are many tax
savings for owner occupied duplex, triplex and fourplex
properties. In additions to mortgage interest, property
taxes being tax deductible as with a single family home, half of
the insurance costs for the rental side are deductible. Also
the rental half can be depreciated and all repairs on the rental
side are deductible as well.
Duplex and
Multi-Family properties often provide substantial income which
over time can retire mortgage debt and
build wealth. In some cases these properties and be
subdivided into condominiums and units can be individually sold
for a sum greater than that o the whole.
In resort areas
such as ours, where property values are high a duplex property
makes join ventures easy. Two parties
can easily purchase one duplex, use each side individually for
vacation use and hold out the property the rest of the year for
seasonal rental.
